Our mission is to ensure your satisfaction. It is a team effort involving a designer, subcontractors and suppliers. By understanding the construction process, you can enjoy the creation of your newly renovated home. You have the opportunity for input into the design and finish details. Our success depends on effective communication at various stages of the process.

Schedules

The completion date of your project is our best estimate. The weather, changes in product availability, and especially, changes in the plan, will effect the actual completion date. Flexibility is the key to comfort, sanity and convenience. We want you to enjoy this process and avoid unnecessary stress caused by uncertainty that cannot be avoided.

“Nothing is happening.”

You may expect several days during construction when it appears that nothing is happening. This can occur for a number of reasons. Each trade is scheduled days or weeks in advance of the actual work. This period is referred to as ‘lead time’. Time is allotted for completion of each trade’s work. Each trade, or subcontractor, is scheduled as close together as possible. Progress may also pause while awaiting building department inspections. If at any time you have questions about the pace of work, please don’t hesitate to let me know.

Sweat Equity

Occasionally, homeowners ask if they can supply materials or do installation work for some portion of their home. In exchange for saving dollars, homeowners who contribute materials or labor take certain risks and responsibilities that normally belong to the general contractor. These include administrative chores and delivery responsibilities. The task grows from there to include scheduling, insurance, coordinating with other trades and warranty of their own work. The liabilities for delaying other work, damaging work completed by previous trades or failure to meet code requirements are legitimate concerns.

Selection Hints

Part of the fun in remodeling is selecting finish materials and colors. Decorating choices that exceed specified allowances, such as those for floor coverings, countertops or light fixtures, will require additional payment.
Selecting the various finish materials and products that go into your new remodel project can be a very time consuming process. Ideally, these selections should be made very early in the construction schedule, so that problems with availability and scheduling can be avoided.

Custom Changes

The possibilities for your remodeling project are almost unending. You may want to incorporate custom features. We will assist you in making those decisions as early as possible. In order to finish your project on schedule and on budget, many items must be ordered well in advance of installation. Once a particular item is chosen and the plans made, further changes may involve an adjustment in the delivery date and additional costs.

Change Order Policy

You may order changes in the work within the general scope of the contract. However, many changes may include additional cost and additional time to complete the project. A signed Change Order Form will be required. Any requests for changes, additions or alterations in the work should be communicated to us and not to the subcontractors.
